Planning Board to consider Smith Valley subdivisions

Two major subdivisions in the Smith Valley area come before the Flathead County Planning Board for public hearings tonight.

The Greywolf subdivision features 17 single-family home lots on 90 acres in the hills east of the Smith Lake, between Spring Hill Road and Torto Loop.

Lots in the project would range from 5 to 6.75 acres in size.

More than two dozen letters were submitted regarding the subdivision. Almost all of them mention water availability as a major concern.

The developer proposed individual water wells for the lots, but the planning office is recommending that a public water system be built.

The office is also recommending that the internal subdivision roads be paved, together with the portion of Spring Hill Road leading to the development.

The second subdivision proposal is 4 Bar O, a 22-lot project on 62 acres on the west side of Smith Lake Road, just south of the intersection with Haywire Gulch, about a half-mile north of the Smith Lake Waterfowl Production Area.

Lots in the subdivision would range from 2.0 to 2.4 acres in size. The planning office report on this proposal indicates that most of the surrounding lots are substantially larger, averaging about 33 acres.

The developer is proposing a public water system and individual septic systems. The planning office is recommending that he pave about a half-mile of Smith Lake Road, from the intersection of Big Horn south.

Other items on tonight's agenda include:

. The preliminary plat of Pheasant Run Park, a 12-lot mobile home park on 6 acres on Spring Creek Road, northeast of Kalispell.

All of the lots would be served by Evergreen water and sewer.

. The preliminary plat of the amended plat for Lot 1, Subdivision 196, which will create four lots on 2.3 acres at 145 River Road in Evergreen.

All of the lots would have public water and sewer service.

The planning board meets in the second-floor conference room of the Earl Bennett Building, 1035 First Ave. East in Kalispell, beginning at 6 p.m.
