Whitefish planners look at 4 subdivisions

Board has three other public hearings planned, including permit for nonconforming neon sign

Residential growth continues to dominate the Whitefish planning agenda, with four subdivision applications ready for consideration at Thursday's Planning Board meeting.

The largest of the developments is a 21-lot project - the third phase of Great Northern Heights - behind Western Building Center. The overall plan for this neighborhood is 70 single-family homes and 22 duplex townhouse units. Hilltop Partners is the development firm.

Rob Pero is asking for approval of the third phase of Mountain Pines, north of Lion Mountain Road and west of Meadowlark Lane. Pero needs a zone change from suburban residential to one-family residential to accommodate the 12-lot project.

On Karrow Avenue, a 10-lot subdivision called Karrow Glen is proposed by Sandy Durko. The 4.89-acre tract at 905 Karrow Ave. (south of Seventh Street and east of Karrow) is partially developed with one residence. Lot sizes would range from 15,007 to 19,540 square feet.

A condition of the plat would be annexation by the city.

A four-lot subdivision called Yellow Pine Estates is proposed on 4.1 acres off of East Lakeshore Drive. The undeveloped property is zoned for single-family residences, and lot sizes would range from roughly a half acre to 1.3 acres.

In other business, the Planning Board has three other public hearings on tap, including a request by Casey's Bar owner Richard Kramer for a conditional-use permit to allow his nonconforming neon sign at the bar on Central Avenue.

Ann Snyder needs a zone change from agricultural to country residential on property at 1380 Karrow Avenue.

The change would drop the minimum lot size from 15 acres to 2.5 acres, and would create the potential for the 9.7-acre tract to be further subdivided into three separate lots.

The last hearing of the evening is a request by the city to consider text amendments to Whitefish zoning laws regarding nonconforming uses.

The meeting begins at 7 p.m. Thursday at Whitefish City Hall.
