Pheasant Run on planners' agenda

Three subdivision proposals, a zone change and a zoning text amendment come before the Flathead County Planning Board for public hearings tonight.

The agenda items include:

-The preliminary plat for Pheasant Run, an 8-lot single-family subdivision on 44 acres at 2660 Columbia Falls Stage Road, just north of Trapp Road.

This proposal was originally submitted last year as a 12-lot subdivision under a different name. The Planning Board unanimously recommended denial, based in part on the density and smaller lots.

Lots in the revised project would range from five to seven acres in size. They would be served by individual water wells and septic systems.

-The preliminary plat for Cove Creek Ridge, a 33-lot single-family subdivision on 39 acres at 545 Yeoman Hall Road, west of Lake Blaine.

Lots would range from 0.69 to 1.14 acres in size, with 9.97 acres of open space. They would be served by a neighborhood water system and individual or multi-user septic systems.

-The preliminary plat for East Valley Estates Phase II, a 28-lot single-family subdivision on 28 acres across from McWennegar Slough, at the intersection of Montana 35 and Montford Road.

The applicant is proposing to pave 1,400 feet of Montford Road, as well as the internal subdivision roads, and has indicated a willingness to initiate a special improvement district petition to pave the remainder of Montford.

Lots in the subdivision would range from 0.7 to 1.23 acres in size. They would be served by a community water system and individual septics.

-A zoning text amendment that would make mini-storage facilities a conditional use within the SAG-5 suburban agricultural zoning district.

-A zone change from R-1 suburban residential to B-2 general business for 7.5 acres at 2577 U.S. 93 North, in Evergreen.

The Planning Board meeting is at 6 p.m. in the second-floor conference room of the Earl Bennett Building.
